At Spencer Properties, we take pride in offering high-quality rental homes across Leeds and beyond. Whether you're a student settling into your first shared house or a professional tenant in one of our modern apartments, we want your time with us to be as smooth and enjoyable as possible.

One of the best ways to ensure this is by looking after your home throughout your tenancy. Not only does it make your living space more pleasant day-to-day, but it also helps avoid unnecessary deductions from your deposit when you move out.

Here are our top tips to keep your rental property in great shape:

1. Stay on Top of Cleaning

It might sound obvious, but regular cleaning goes a long way. Wipe down surfaces, vacuum floors, and clean bathrooms and kitchens each week to prevent dirt, grime, and mould from building up. A little and often is far easier – and more effective – than a last-minute deep clean.

Spencer’s Tip: Pay special attention to shower seals, extractor fans, and oven trays – these often get missed but make a big difference during inspections.

2. Report Issues Promptly

Things can go wrong – that’s perfectly normal. What matters is letting us know as soon as you spot a problem. Whether it’s a dripping tap, a faulty appliance, or signs of damp, the sooner you report it, the quicker we can fix it.

Use WhatsApp or call our office directly to log maintenance issues.

Delaying a report could lead to further damage, and a possible impact on your deposit.

3. Respect the Property

Be mindful of how you use the space to avoid unintentional damage.

  • Don’t use Blu Tack or nails on walls unless agreed
  • Use chopping boards and heat mats in the kitchen
  • Ventilate bathrooms properly to avoid mould

Spencer’s Tip: Want to personalise your space? Try removable wall hooks or non-marking decorations instead.

4. Take Care of the Furniture

If your rental is furnished, you're responsible for keeping the furniture in good condition. Avoid dragging furniture, and protect surfaces from spills or stains.

If something breaks accidentally, let us know – we're here to help, not to judge.

5. Be Considerate with Rubbish and Recycling

Each area in Leeds has its own collection schedule. It’s important to follow local bin rules and avoid overflows that could attract pests or cause bad smells.

Not sure which bin is which? Get in touch – we’re always happy to help.

6. Know Your Tenancy Agreement

Your tenancy agreement outlines what’s expected of you and what you can expect from us. Read it thoroughly, and if anything’s unclear, don’t hesitate to ask.

Final Thoughts

Looking after your rental property isn’t just about avoiding end-of-tenancy costs – it’s about creating a safe, clean, and enjoyable place to live. At Spencer Properties, we’re here to support you throughout your tenancy, and we truly value tenants who care for their homes like we do.
