1. Document the Property’s Condition from Day One

We always aim to hand over properties in great condition – and we provide a detailed inventory each room and item when your tenancy begins. But for your own peace of mind, we strongly encourage you to do your own checks too.

Here’s how to protect your deposit and avoid confusion later:

  • Take photos and videos of every room, including close-ups of any marks, scuffs, or wear and tear.
  • Check the inventory we’ve provided against what you see in the property. If anything doesn’t match, let us know straight away.
  • Note anything that seems damaged or not working – from lightbulbs to cupboard doors – and send it to us via email within the first few days.
  • Note any cleaning issues and report them within 24 hours, this allows the cleaning company to come back and rectify any issues.
  • Keep a copy of your evidence in case you need it when you move out.

We appreciate tenants who are proactive and transparent – it helps us keep our properties in top condition for everyone.

 

2. Sort Out Utilities and Internet

While we don’t manage utilities directly, it’s important that you:

  • Take meter readings on the day you move in.
  • Contact utility providers to register the accounts in your name.
  • Set up Wi-Fi or broadband – most providers require a few days' notice, so don’t delay.

3. Check Your Keys and Locks

You’ll receive a full set of keys when you move in. Please test all locks and windows to make sure they’re secure. If something doesn’t feel right, let us know – we want you to feel safe in your new home.

 

4. Familiarise Yourself with Appliances

We include instruction manuals for all key appliances where possible, but if something’s missing or unclear, most manuals are available online. Boilers, washing machines, ovens – knowing how they work will save you a lot of stress later on.

 

5. Bins, Recycling & Rubbish Days

Each council has its own system, and many of our properties come with clear instructions about bin days and recycling. If you’re unsure, contact your local authority or drop us a message – we’ll help you get set up properly.

 

6. Let Everyone Know You’ve Moved

Make sure to update your:

  • Bank and employer
  • GP surgery
  • DVLA (if you drive)
  • Any delivery services or subscriptions

It’s also worth setting up a mail redirection through Royal Mail for a few months just to be safe.

 

7. Be Friendly – Say Hello to the Neighbours

A little kindness goes a long way. Most of our tenants find that introducing themselves to the neighbours helps create a positive atmosphere and makes their new property feel more like home.

 

8. Decorate Smartly

We get it – you want your space to reflect your style. Please check your tenancy agreement before making any permanent changes (like painting or drilling). We’re happy to advise on tenant-friendly décor ideas that won’t affect your deposit.

 

9. Know Who to Contact

You’ll have received our Tenant Handbook with all the key contacts – from emergency repairs to out-of-hours support. Save this information somewhere handy so you’re not searching in a panic if something goes wrong.
