How Payments Work

Each tenant pays their share directly to UniHomes each month, separate from your rent. Your rent continues to be paid to Spencer Properties as usual. This keeps things simple, transparent, and fair for everyone in the house.

When Bills Included Makes Sense

For most student groups of three or more, bills included is the easiest and most predictable way to manage utilities. Everyone pays the same fixed amount, making budgeting simple and removing any arguments about who owes what.

If you're in a smaller household (one or two tenants), it's often cheaper to manage your own bills directly with suppliers. The UniHomes option is still available if you prefer the convenience of having everything handled for you.

Fair Usage Policy

UniHomes applies a fair usage policy, designed to cover the typical energy use of a student household. This keeps costs predictable and protects against excessive or negligent use. The "negligent use" clause is usually included to protect against extreme or commercial-style consumption.

In most cases, households stay well within the allowance. Additional charges are rare and only apply if your household consistently uses significantly more than the agreed fair usage level.
