Letting Fees

For student and professional tenants, letting our properties in Leeds

Spencer Properties operates a fair fee structure. We aim to provide a specialised and personal service to all our clients.

Spencer Properties (UK) Ltd is a well respected family run company with over 40 years' experience in providing top quality affordable homes for all types of tenants.

Meticulous attention to detail and innovation is key to every area of our business which is built on exceeding client's expectations.

To secure a property which is shown on the market, each Student will need to pay a deposit of £300.00 per person and Professionals will need to pay a month's rent + £100.00.

Student Fees

Students PAY NO ADMIN FEE

Professional Admin Fees

  • Individual applicant: £115.00
  • Joint applicants: £200.00 (This applies to couples ONLY)

The following fees will apply if a credit reference check is required.

  • Individual applicant: £115.00

Discretionary Extras

Fast Check-in £80.00
Subject to the contract criteria being complete. We can meet you at the property and handover the keys and execute the check-in inventory

Evening or Weekend Check-in £90.00
Available up to 8pm (Monday to Friday) & 5pm (Saturday & Sunday)

Late Rent Fees

Unpaid rent/Direct Debit £30.00
Second and subsequent letter issues for unpaid rents after 7 days demand £45.00.

Where the tenancy is assigned the administration charges will be charged at a minimum of £120.00 per person plus any viewing and additional expenses incurred.

Credit Card Charges

American Express, MasterCard, Visa Credit Card - 2.5%

Pet Fee

Pet fees are charged at £250.00
Under some circumstances we will allow tenants to keep pets, however this is subject to written consent from the landlord. The non-refundable fee cover cost of de-infestation.

  • Post Tenancy Meter Readings: £25.00
  • Collection of Post: £25.00
  • Additional copy of Tenancy Agreement: £15.00
  • Change (New) Direct Debit Mandate: £15.00
  • Failure to complete contract criteria within deadline: £60.00 per letter
  • Keys Cutting: £30.00 per key
  • Lock Change: £75.00 & £30.00 per each additional key

Check-in & Check-out

Unless agreed otherwise, the landlord will be responsible for the cost of the inventory and check-out and the tenant will be liable for the cost of the inventory and check-in. We advise you to make yourself available for the check-in and check-out.

Inventory Fees are as follows:-

  • Studio / 1 Bedroom Property £60.00 (£30.00 landlord and £30.00 tenant)
  • 2 Bedroom Property £120.00 (£60.00 landlord and £30.00 each tenant)
  • 3 Bedroom Property £180.00 (£90.00 landlord and £30.00 each tenant)
  • 4 Bedroom Property £240.00 (£120.00 landlord and £ 120.00 tenants, £30.00 each tenant)
  • 5+ Bedroom Property £300.00 (£150.00 landlord and £150.00 tenants, £30.00 each tenant)

The inventory fee will be payable in instalments in line with the rent payments.
